CILSA, ZAL Port management company, will invest up to 200 M€ in the period of 2017-2020 to build up to 450.000 m² of new logistics warehouses of first quality, developing the 100% of the land available

CILSA, company owned by the Port of Barcelona (63%), MERLIN Properties (32%) and SEPES (5%) and chaired by “Sixte Cambra! And directed by Alfonso Martínez, has closed 2016 with a turnover of 40.7 M€ and with EBITDA OF 19.9 M€, generating a business cash-flow of 17.1 M€.

The good results obtained during the last years, along with the momentum of its shareholders, of reference, make a solid financial position for CILSA which it will allow to them to complete 100% of its development in the next four years.

CILSA has completed the 2016 with excellent financial results in line with the latest exercises; has recorded a total revenue of 40.7 million euros, an EBITDA of 19.9 million euros and its Net Profit of 5.2 million euros, consolidated by as much as a partner of logistic infrastructure of reference for their customers. These relevant figures have been achieved thanks to an average occupancy of logistic warehouses throughout the year of cobalt 96.4% and an occupation of 97.2% at the end of the year, in addition to the hiring of 162.000 m² which represents a 24% of more contracting with respect to 2015, of which 22.500 m² are new contracts and 139.500 m² renewed contracts.

CILSA will end the development of ZAL Port and will build up to 450.000 m ² (depending on the type of the warehouse: logistics, crossdocking, e-commerce, ...) of top-quality buildings which will adopt energy efficiency measures like the use of alternative energies, improving of the indoor environmental quality, the efficiency in the consumption of water, the sustainable development of the open spaces of the land and the selection of recycled material , which will allow to get a LEED certification of all of them.

For that, they will invest up to 200 million euros which will come from own resources generated by the company, of the capitalization of a participatory loan of 20.5 M€ on the part of shareholders and 75 M€ of external financing after the loan signed with the European Investment Bank (see attached note) and with the guarantee of the investment plan for Europe under the plan Juncker, to be added to the rest of the funding from the EIB that CILSA already had.

The net financial debt of CILSA is 102.1 M€ at the end of 2016 with a backlog (signed contracts revenue) that has increased by 8% compared to the previous year, reaching 263 M€, showing in this way the financial strength of the company and the trust of customers in the ZAL Port, as a strategic logistics location.

New developments

During the 2016 began the construction of two new logistics warehouses will have LEED certification, where one of these two warehouses has already been given to Carrefour; It's the store of 18,200 m² store is destined to the operation of the cold (frozen and refrigerated), which will allow a faster distribution to establishments of the group, and this will be equipped with the latest advances in storage technology of cold and for which CILSA has invested more than 12 million euros.

The second building, a warehouse of crossdocking of 16.900 m², is located in the plot the BZ2 to ZAL Port-City on a plot of 54,000 m² of surface. The strategic location of the ZAL city-Port,-at the intersection of the street A and the street 21 of the Zona Franca-, with very good terrestrial connections, next to the Port of Barcelona, and especially to the international airport of Barcelona-el Prat, has been decisive for the location of this modern distribution center.

It will be equipped with the most modern technology for automated classification activity, and will unify the international and domestic operations into a single form of one of the leaders of the distribution at the international level. His delivery is scheduled for the next summer.

Nowadays, they are negotiating the construction of 150,000 m² of contracts turnkey projects with international players at the first level in the textile sector, great distribution, forwarders and e-commerce.

All this will allow that once the 100% of development is done, ZAL Port configure a logistic Park of 1 million m² high quality warehouses within the first crown logistics of Barcelona, in the Port of Barcelona, becoming without any doubt on the logistics hub of reference to the South of Europe.
